Welcome to Find-A-Rental, a service operated by Estate Ridge Realty LTD ("Estate Ridge", "we", "us", or "our"). By accessing or using our website, mobile application, or services, you agree to these Terms and Conditions. If you do not agree, please do not use the platform.
1. About Find-A-Rental
Find-A-Rental is a digital platform that:
- Connects clients to verified rental properties for rent/sale
- Facilitates property inspections
- Facilitates moving and relocation services
- Works with in-house, freelance agents and third-party movers
We aim to reduce fraud, improve professionalism, and make property access more affordable in Uganda.
2. Eligibility
To use Find-A-Rental, you must:
- Be 18 years or older
- Provide accurate and truthful information
- Have legal capacity to enter binding agreements under Ugandan law
3. User Accounts
When you create an account or make a booking:
- You are responsible for keeping your login details secure
- You agree not to impersonate others or provide false information
- We may suspend or terminate accounts involved in fraud, abuse, or misuse
4. Property Listings & Inspections
- Properties listed on Find-A-Rental are sourced from landlords, developers, and agents
- Clients must notify and involve Find-A-Rental as witnesses before signing any tenancy agreement or making rental payments. Failure to do so releases the Company from any liability arising from such transactions.
- We take reasonable steps to verify listings, but we do not guarantee:
- Final availability
- Landlord acceptance
- Final rental or sale terms
Inspection Fees
- Inspection fees (if applicable) cover coordination, verification, and agent time
- Fees are non-refundable once an inspection is conducted
5. Moving Services
Find-A-Rental offers moving services directly or through approved partners.
What We Do
- Provide price estimates and scheduling
- Connect clients with vetted movers
- Coordinate logistics based on provided details
Limitations
Unless explicitly stated, we are not responsible for:
- Undeclared or fragile items
- Loss or damage caused by inaccurate item descriptions
Optional add-on services (packing, dismantling, setup) must be selected separately.
Clients are responsible for:
- Accurate disclosure of items
- Access at pickup and delivery locations
6. Payments
- All prices are shown in UGX unless stated otherwise
- Payments may be required before inspections or moving services
- We do not store full payment credentials
- Booking fees for services are non-refundable, but the service can be rescheduled or transferred
Failure to pay may result in cancellation or delays.
7. Cancellations & Refunds
Inspections
- Cancellations must be made before confirmation
- No refunds once inspection services are rendered or booking fee is paid
Moving Services
- Cancellation terms depend on timing and partner policies
- Late cancellations may attract charges
8. User Conduct
You agree not to:
- Use the platform for unlawful purposes
- Harass agents, movers, landlords, or staff
- Bypass the platform to avoid fees
- Upload false, misleading, or harmful content
Violations may result in account suspension or permanent ban.
9. Agents, Landlords & Movers
Agents and movers on Find-A-Rental:
- Are independent contractors unless stated otherwise
- Must meet our verification and professionalism standards
- Are expected to comply with our data protection and service rules
Estate Ridge reserves the right to remove partners who breach standards.
10. Data Protection & Privacy
Your use of Find-A-Rental is governed by our Privacy Policy, which explains what data we collect, how it is used and protected, and your rights under Uganda's Data Protection and Privacy Act, 2019.
By using the platform, you consent to data processing as described there.
11. Limitation of Liability
To the maximum extent permitted by Ugandan law, Estate Ridge is not liable for:
- Disputes between users and landlords
- Property condition post-inspection
- Acts or omissions of third-party movers or agents, except where such acts or omissions arise from proven negligence or wilful misconduct attributable to Estate Ridge Realty LTD
Our total liability, if any, is limited to the fees paid for the specific service in question.
12. Dispute Resolution
- Parties agree to first attempt amicable resolution
- If unresolved, disputes shall be governed by the laws of Uganda
- Courts of Uganda shall have jurisdiction
13. Changes to These Terms
We may update these Terms from time to time.
- Updates will be posted on the platform
- Continued use means acceptance of revised Terms
14. Termination
We may suspend or terminate access:
- For breach of these Terms
- For fraud, abuse, or illegal activity
- To comply with legal obligations
Users may stop using the platform at any time.
